Budget 

When you are considering to rent a property, there are costs in addition to your weekly or monthly rent that you need to factor in within your budget.

-Holding deposit (equal to one weeks rent)

-Tenancy security deposit (equal to five weeks rent, where the rent is less than £50,000 p/a and equal to six weeks rent is above this)

-First months rent

Affordability 

-Income criterial as part of the referencing process, please note we use a third part referencing company to carry out reference and credit checks. 

– £rent pcm x 30 – would give you an approximate guide to what your annual salary should be interms of affordability. 

 Payment of rent

The first payment of rent must be paid when you sign the tenancy agreement, after that rent is payable by standing order (unless agreed otherwise) to arrive on the date according to the tenancy agreement. The whole monthly payment must be paid in full, partial payments are not accepted (unless mutually agreed by the landlord).

Deposit

A deposit equivalent to a month’s rent must be paid when you sign the tenancy agreement. Upon termination of the tenancy agreement, all deposits must be agreed with both with the landlord and the tenant.

References will be collected based on the details given to us. All references provided will be passed on to the Landlord for approval. The tenancy agreement will be drawn up once the Landlord has accepted the references.

Insurance

It is your responsibility to insure your own belongings throughout the tenancy agreement.

Utilities

Responsibility for utilities including gas, water, and electricity of the property falls on the tenant, as well as telephone lines and council tax.

Unpaid Rent / Returned Payments

Interest at 3% above Bank Of England base rate, per annum, calculated daily

Early Termination 

At Landlords discretion (tenants request): All costs, fees and charges incurred by the landlord for allowing early termination including the agent’s existing or re-letting fee’s, as well as rent due under the tenancy until the start of the replacement tenancy.
